How do electric radiators impact EPC?

EPC rules suggest brighter future for landlords with electric heating. Readers of this blog and our media contributions will know that Trust has been campaigning hard for many years on the contentious issue of EPCs.

Our reason?

Whilst the Energy Performance Certificates (EPCs) are well intentioned, they are not fit for purpose when it comes to electric radiators.

As with Economy 7, life was very different when EPCs were introduced 15 years ago; it’s time the industry moved on - our radiators, like our NEOS range which features high conductivity aluminium frames and a sophisticated soapstone core certainly have.

They are far more efficient than the outdated EPC systems give them credit for.

So we were encouraged by recent news that the government has updated the guidance it provides to property assessors on EPC calculations for new homes.

Even better, this will soon apply for existing homes too.

It has been a decade in the making but essentially, the new guidance focuses on how to calculate a property’s carbon emissions and heat consumption.

This is because the CO2 emissions factor for electricity is being reduced, halving the emission factor.

That should mean the carbon footprint of electric heating will help landlords hit the emissions numbers as assessors in SAP 10 will find it easier to achieve compliance.
